We specialize in mid-size projects, ranging typically from 1 to 20 MM. Our team is very hands-on in all phases of the development process: from acquisition, to design, construction, leasing, and property management. Our investing strategy is to hold the properties for the long-term. We therefore care about our product and the neighborhoods we work in. Equally, we care about our residents and strive to make a positive impact in their lives.
Multi-Family Development
One of the main focuses of our business is the conversion of vacant or otherwise underutilized properties into desirable residential housing with luxury finishes and modern amenities. By reusing these existing buildings, we are not consigning them to landfill, and for each building we are estimated to save between 50 and 75 percent of the embedded carbon emissions compared with new construction.

Historic Rehabilitation
Every year, hundreds of older structures get demolished because of their obsolescence and the high cost involved in repurposing them. Many of these properties are historically significant, either because of their fine architectural features or because of the purposes they once served. With our thoughtful design process, attention to detail and careful execution, we restore these buildings, and ensure their viability for decades to come.
Property Management
Bluestone Residential is a long-term owner and manager of multi-family housing, and through our sister company, Bluestone Resident Services Inc, we strive to provide best-in-class property management to our residents. Our long-term success is directly tied to the long-term satisfaction of our tenants that reside in our properties.
